These properties there is almost no cash flow but they are either holding for retirement, living in one unit and renting three going FHA, or trying to buy high end quality areas hoping for rent growth and appreciation to eventually catch up to a decent return.Too me that is gambling and not investing yet the herds do it to their hearts content.

Unfortanetly, I was not the fastest gun, so I did not get it, but I am in the heart of South Florida, and if someone could by a a 1/4 acre of residential land down here for $56,000 they would jump on it.

I would suggest taking a step back and set in your mind on two or three strategies of real estate investing.The best way to do this is use the REI forums and search subject matter by reading all post on the subject of interest and evaluate your own abilities and make a determination if you have the ability and means to do it.Next research your public library on the subject, study the materials, and if it still peaks your interestGo to a used bookstore and study even more materials on the subject and if it still peaks your interest seek out the teacher that reaches you deep down inside, the one that speaks to your mind and heart but before you take the plunge for the mega course order the cheapest item they have book, ebook or course and if it works take the mega course.I have people who want to take my mentor course all the time but many can not even get past the application process!

It's called gentrification and it's a very positive thing.You can get in place housing like this in some areas for $30,000, and improve them to your hearts content, and it will always be 1000% better in every way than living in a Maersk Shipping Container (painted with lead paint).But giving up on life and the American Dream and living in substandard housing leads to no improvement.
