I'm targetting homes that are about 15-20 years old and basically re-painting and re-flooring as needed.

I'm new to the real estate world and I've been trying to get things done.

I am in escrow on a duplex in San Bernardino county (Redlands, CA) and the owner tore down the old garage since it was in bad shape. 

I have been working in the real estate world for about two years.

Which is why every time you do a 1031 exchange your accountant files a form 8824 which takes the adjusted cost basis of your old property ( profit and depreciation) and carries it forward to the new property.

New countertops, floor in bathroom, kitchen sink, added microwave. getting rid of old deck and making patio, closed fence in.

Doesn't have to be a big name and it doesn't necessarily have to be a full-time investor/syndicator but at least have some real-world experience under your belt. 

I am 25 years old and living in the Dallas, TX area. 

I know the idea is to make your equity in the purchase price, but as a passive investor who is busy with a full-time job, 2 kids and 2 dogs and a 104 year old house, finding great deals is just not practical for me.

I'm 32 years old, I reside in Eugene, Oregon.
