I am looking buy & hold value add, large multi family properties where I can force appreciation.

If so, is it a single or multi family?

It sounds like she is being petty and fighting just to fight, but moving forward there are plenty of tenants out there that know how to game the system.

Since 2009, when I first attended UB, the North Campus student housing has expended quite a bit and there are still plans on large scale multi-family developments underway. 

You can tell if you are going to need cosmetics from the pictures but system replacements will be harder to predict.
