Most lenders are going to want you to season the property 6-12 months before refinancing if you are getting cash back beyond the original mortgage amount. 

From what I have been reading I can do an immediate cash out, with no seasoning, for 70% of purchase price.

yep it does, do seasoned agents (working out of their own home office, etc) also get 100% split from such a firm, or just brokers?

I'm new at investing so looking for clarification from some of the more seasoned investors.With your traditional sandwich lease option, I’m assuming that when it comes time for the buyer to close, the investor (me) needs to do a double or simultaneous close, correct?

Jeff S Na   we do that kind of lending here in Oregon.. but only with the most seasoned players would not even consider a newbie...WE cut the checques for the auction made out to the trustee companies.. then if they win both our names are put on the trustee's receipt.

These over levered portfolios fell like trees during logging season.
