Down here in FL age surely does matter - my insurance has a line item premium right there for the age of the building, even if you have a brand new roof, new mechanicals, you name it.

I would probably try to start in the 420/425k area, but if all the mechanicals are good and I can easily push rents to 1k+ without much work, 440k could be a good buy.

Put some sort of plate on the exterior door side so hopefully the white doors don't get as dirty.Even the ones that they use for cabinets, won't you have to adjust the door frame area a bit to fit the mechanism into it?
