The home was totally remodeled in 2008 ( new windows, doors, sliding glass doors, deck, wall retexture, tile and wood flooring, carpets in bedrooms, paint, cabinets, bathrooms tiled, shower tiled, new vanities, new kitchen cabinets, granite tile counters, light fixtures, forced air unit installed, new appliances, everything.

That has to cover every item in the units that can and will wear out (flooring, paint, cabinets, faucets, lighting, appliances, etc) as well as capital reserves for big ticket items (roof, HVAC, siding, windows, plumbing, electrical etc).

I'll check out our Habitat store (I can usually find good deals on lights there) but we use the big box stores (Lowes, Home Depot) for most of our items.

I appreciate the replies, including the PMs I received.I think in the back of my mind, I knew it wasn't going to be that easy, but you never know until you ask questions...Beyond just the complexity of the situation, regardless of the risks, the other problem I foresee is that the "predatory" nature that might be construed from this could shine a negative light on my real estate rental business as a whole.
