If spending 10 years paying down one mortgage is only going to increase your cash flow $300 a month was that length of time worth it?

I bring this up because the question in that thread related to how splits work after capital has been returned, which is similar to your scenario so you might find it an interesting read.As to your question, you should carefully read the operating agreement, especially as it pertains to the length of the investment. 

If you have an HOA, that can be an issue, make sure to read their CC&A to see restrictions on minimum lease lengths.

What's their average,  and minimum length of stay?

HUD has gone to great lengths to make affordable housing available throughout any city in the US.Reality: the places that tend to have more section 8 housing are the less affluent areas of town.

Also, and this is the one that people will argue at great length about, consider the effects of appreciation and rent growth.
