Calling all experienced Syndicators here.For Foreign Multi Family Investors, how can they tell the difference between a C property and a D one, just by looking at pictures on Loopnet?

Planning on emailing the following: "As noted below, authorization is required for you to hire to do any work at the property and to deduct it from the rent.The P-trap and a new dishwasher installation are scheduled for Saturday, 9/16 ETA 9am.

The option 2, would allow me to stop wasting my time at a dead end job with no upside and a time/energy drain.

BRRRR properties are normally purchased with short term financing (Hard Money, Private, Money, Cash, and a few other methods).  

If I want to do it, it's $100 of paint and a day with my paintsprayer.

After several emails with the sellers realtor regarding a commercial multi-family, they stated the following:"There is much information (detailed maintenance, tax returns, costs, etc.) that they will be glad to make available during a due diligence period with a contract and a paid deposit."

This is my current starting plan: save up to 20% of my net salary for the down payment of my first deal in approximately one and a half years ($15k more or less).

I manage all of my rental properties and a few for other investors as well. 

As a wholesale investor and a flipper , I work with agents without exclusive contracts.
