We all meet the ownership and primary residence eligibility tests.

What matters is meeting the two prong test as a real estate professional, documenting that for substantiation purposes, and determining if material participation can be met.

If you have no loan on the books, then for all intensive purposes you bought the property with cash from your business. 

.- Perform radon test every 5 years.- Perform sewage line inspection every five years, especially with old, established trees in obvious vicinity to sewer line, maple root systems are typically shallow and extensive (<5 feet)/oaks go deeper and never stop growing even if the tree branches keeps getting trimmed back (>5 feet).- Monitor typical icicle build-up, watching for insulation/roofing degradation.- Glyphosate weedkiller application 2x yearly, early spring, midsummer in problem areas.- Check window trim for wood rot (I have a constant bone to pick with window replacement companies that offer window wrapping for older homes, completely hiding existing trim as it degrades further and lets in more cold air!)

There is percentage test that applies.

You can go higher but then you start getting into some intense structural engineering with steel which will just up your price per sqft on construction.

Actually I tested before and it didnt work for me (did nothing after I submitted) .

A thermocouple can be changed out in 3 minutes and can be tested as well .
