The leads for these guys come from lead generation criminals who find susceptible folks who actually fill these forms out thinking they are going to win a contest or prize.With the internet ,  FB, Linkdin, BP , CI  etc  etc.. these scammers don't need to even buy leads they simply place adds here or what most do is just troll the forum and respond to someone who is looking for money..

These cities have 100s of ordinances on the books that people are breaking and most  don't have time to deal the issue.( I do however stay away from HOA's they do have the power to restrict and you cant win that fight)  On a side note, I would never buy a property unless it was a good under-valued property, every rental could be rented long term or sold if needed.

I just stay with transacting.You ought to hear the number of times over the years new agents have said to show them the way only for them to talk about that is too hard, too many steps, or the favorite they were gung ho 1 week ago but now nothing is happening instantly so they are quitting etc.I like for them to have something big to lose if they do not perform and hold themselves accountable.
