There wasn't much negotiating other than having the seller pay for a few small items discovered during the inspection.

Also permits, inspection, appraisal fees etc.

When I show up yesterday evening to inspect the problem and check for water damage etc.

We were able to maneuver the credit to not only cover standard closing costs, but also prepaid for paint and other expenses for the remodel to burn up the full $5k plus additional post-inspection credit.

Buy a property out of state: get detailed inspections, do repairs before closing, inspect repairs, interview the manager don't inherit old manager and old tenants and think everything is good.

And...most cities require a permit, inspections and that costs money.

I am new to this but an idea that came to me is offering asking price contingent on inspection (but knowing that something major will be there as the homes are very distressed) which gives me an out / the ability to renegotiate.
