Why is it so important that this particular assessment be passed.

I agree, I think I have the 'newbie jitters' not knowing who to talk to or where to go, but I know how important it is to network, so I am researching groups and other investors.

It is so important to stick with your criteria and not get sucked into the frenzy, because if you do, you will be slaughtered when the market dives. 

Of course, we salespeople often recommend what we know best - and I may be no different ;) - but again, smart investors always look at the best options in the nation, and decide where the best place to put our investment dollars are... factoring in the returns, the potential for appreciation, and most importantly, the strength of the team on the ground. 

I have seen many a client get in very bad shape with partners, friend or otherwise, because they did not go through this very important step.

The important comparison to make is what you would earn with the after-tax money from the sale. 

To fully cure the encroachment, you will likely have to file a new legal description for both properties and reset the boundary lines, or create new parcels with the encroached areas.All of this can be dealt with - but it's going to take time & money and most importantly, cooperation between all the parties.
