Personally I invest in stocks, mutual funds, moneys in high yield savings account, dabbled in digital currency and but primarily real estate.

This is actually better than many parts of town, but that's partially due to the quality of the assets there. 

My wife and me work in tech, we were considering house-hacking with 2-3-4-plexes, but risk is too high here and reward is too low, Seattle is not landlord friendly and we like to have flexibility.

I highly recommend that you get clear on these things:1.

Market Supply in 2024 remains high compared to the previous years, despite decent sales numbers, which can indicate a fluctuating amount of buyer activity.

My recent high maintenance guest was an older couple from out of state.

I have found it takes a bit longer to find quality tenants in downtown as well, being a bit further up from the city/jobs. 

From what I read this is not a good choice investment wise since the prices are really high (~700K).  

The price, however, is way too high for me as a wholesaler to even consider as very few investors have that kind of capital.
