Fast forward past a few popular books, hundred podcast i find myself asking if I should sell these and reinvest the money with some strategy behind it (never did this in the beginning).Property ONE:Market Value $365,000Owe $285,000Mortgage is 30yr fixed 4.18% $1468/monthHOA is $150Rent is $1875/month 1 year contractWhat is nice about this property is I play property manager and the HOA really takes care of everything.

Hi all,What do you think about this:If you had a $300k mortgage that you had to port or else you would pay a hefty fee of $17,000, would you be better off paying the fee and getting new mortgages at lower interest in smaller deals on your own, or would it be better to JV with someone who will not put money in on a five year deal but take care of the management role and split revenue?

Lincolnville is way over priced now that the hipsters have discovered it and of course it was flooded during hurricane Matthew...now the city might make you bring the buildings up to code which can include lifting the houses up ....I would be very careful about any "deals" that suddenly pop up ...here is an article that explains ithttp://staugustine.com/news-local-news/2016-10-28/hurricane-repairs-st-augustine-flood-elevation-standards-could-be-concern
