Here's the situation:- I found a good investment property (lake front, small cottage) for short term rentals - $350,000 offer was accepted - My partner has the 25% down payment, most of which is gift money from a property his mother recently sold - Neither of us can get a conventional financing loan right now (need to file 2022 taxes first) - We found a non-bank lender that doesn't ask for tax returns, but they do look at bank statements and will see that the money is a gift, and because they only loan for investment properties, gifts are now allowed - So, we're looking for a new lender... any ideas? 

Doing some shopping to get some more capital lined up for 2023 with hopes of flipping and doing some BRRRR deals. 

I'm looking for a fixer-upper in this price range  to attract these kinds of tenants you can be my one stop shop assuming my range is reasonable.

You can also use “Buy Nothing …”, thrift shops, etc to reduce cost but these options often take more effort and time (but a great find on Buy Nothing feels great).The average SFH (I recognize yours is a duplex and not SFH) LTR rent increased $700/month in San Diego in the last year.  

You will have to make up a lot of ground with the garages to get to your rent income of $2,200 a month.This deal could work and I would consider it if shopping in your market.
