I paid them for their time and had no problem doing it since they were not local to me so I couldn't exercise the option to try and work for them to learn the business.

First of all, don't panic..if you've been timely with payments you can always go to the seller and try to reorganize an extension. 

I'm not sure that someone's past performance in the market will be helpful if you are trying to assess your potential future performance.

We are not really looking to try to make a profit as we know this area is really competitive with rentals but if we can just make enough to cover the mortgage we would be happy with that.

This is a loaded question, and really depends on how your trying to build your portfolio.

There is a ton of info out there so I would do a search (Google or similar) and start reading up on how to get noticed on the various search engines.He's trying to list his property as a business via Google my Business. 

The idea that you can build wealth without putting any money into it is a recipe for disaster and the sales pitch of gurus trying to steal your money.
