I'm looking for advice and how to approach determining what I should do with my portfolio now:1) Use 1 unit as owner-occupied STR and convert my other SFH STR into a long term furnished rental for corporate or nurses.

We have a 3/2 upstairs with front door access, which we have rented via Airbnb and Furnished Finder. and a 2/2 downstairs with garage access, which we are living in currently.

. - I focus on furnished private room rentals near an airport.

I feel like most use Furnish Finder to list the rentals.

So bottom line, when we compared the payouts on our bookings to what we would calculate using the 25% we charged, the difference was only about 6%ish and we handled so much more including 24/7/365 support, active marketing on social media of individual properties, filing state and room tax, guest issues, reviews, consulting on furnishings, maximizing remodeling dollars, etc.

Might also be a solution to the furnishings issue, to have the landlord help with that. 

I decided to rent an all furnished house for the first year as I was not exactly sure if my move was going to be long-term or not.

*chuckles*For that place, based on the photos (despite not seeing a lot of trees), if it's furnished with cookware I would leave a small container of maple syrup as well as a box of pancake mix (and perhaps a box of gluten-free pancake mix for nerds like me). 

You will still need some decent capital to do this though (Security Deposit, furnishings, etc...), could be up to $10k depending on the size of property.

Finally, we staged our property with our own high quality furnishings.
