I can understand this perspective because I'm living it!

I have the money to buy a 20-80 unit myself without having to syndicate but I always wind up going the syndicate route because frankly the bigger the property, the easier it is the manage from a leasing agent/maintenance staff perspective and also of course diversification perspective. 

Would love a fresh perspective.

From the overall investor-with-investments perspective, rather than operator, there are properties and places with wells--i.e., not on municipal.This may be totally obvious to the poster and many viewers, but I often find if people invest in a limited geographic area it's easy to assume certain costs as price-of-doing business.

Staying in three different AirBNBs back-to-back gives some perspective - first, the experience is very much host-driven.
