Generally exuding that you're an investor with confidence will open more doors than not. 

All are confident they can provide me a product, but I have a bit of sticker shock at the rates (5-7%) and terms (no more than 20 years amortization, most with a balloon payment at 5 years).  

By joining the BP site in such a short I am really feeling confident that this will be my next career.

If on the other hand I am the buyer on the contract, have put down earnest money (even if it's only $10.00) and then find a partner, investor relative or other buyer who wants it, if my contract is written properly and it is disclosed (in the contract) that I can assign it and may not be the one who closes.... then I would feel confident in my approach to wholesaling the deal via my equitable interest in the property.

Hey, you have achieved this process, just stick with me and show the property in your area and adjust your experience to discuss your concerns and get the most from every project you renovate near or far with your confidence of what you put into each property. 

That will help them feel confident that you know your stuff and are able to discern what is a good deal and what is not, and they'll be more open to hearing more about your properties.Meetup.com is a great place to start looking for real estate investor groups to network with.
