Newbie investor here looking to do my first actual investment purchase.

Hi y'all, So I'm just getting into real estate, I have an LLC set up and will be closing on my first deal in a couple of weeks, a $68,000 single home.

A good number of homes in the surrounding area have been renovated and are fetching $260k+ in SP....however I'm having a hard time trying to price mine for market.

The average consumer here would probably never realize this is done, but I have experienced it first hand on multiple projects.

Put it on there first before you even contact a realtor, you might get lucky and sell it, and avoid half the commission, who knows?

We just closed in November on our first duplex in the 4th Ward, which will also be our first section-8 unit... the area is definitely a beast of it's own that has come to be the trouble spot of Janesville, in my opinion, due to the large amount of "slumlords" in Janesville.

Experience on several different levels, for repair, and time line.

Some people do extremely well with section 8 but if you are diving head first into it, you may want to start with a traditional rental first to get a feel for it. 

It is not a good time to be a landlord in Maryland.
