As long as the roof has enough life you can be fine with 3-5k to start in my opinion. 10k is also extremely high for closing costs on a conventional loan...

It turns the table on the city, who now must come back with what is a "reasonable accommodation" to the situation, one that does not involve just a lazy fine or demand that the structure be torn down or vacated.

@Vincent Gizzi FB is great for getting a lot of leads in a short amount of time but the quality usually isnt the best.FB leads oftentimes don't know what they're inquiring about despite having to go through 2-3 steps in order to submit their request.Not to say that it isn't a good source, it just takes time to fine-tune your posts/ads to get the responses from the most qualified prospects.
