If so, whatever they do to it on the way out shouldn't be much of a concern if you already accounted for extensive repairs.BUT If you're still worried about it, make sure you have extensive documentation of the current condition of the property, then have your attorney write up their notice to vacate and go heavy on the "condition of the premises" clauses; Property will be handed over in its current condition or better .. landlord will seek restitution for damages etc..

But I live in Aspen, CO so there are a lot of extensive remodeling projects around here where super fancy materials are left over- we bought 1000 sq ft flooring for $600, a Samsung stainless frig for $350, stainless like new dishwasher for $125; over the years we've gotten new bathroom fixtures & lighting, etc.

Only time and extensive documentation will enable you to draw an accurate conclusion.Btw, if you find an issue during the 6 month inspection do you charge the $75?  

I done rehabs and requested additional meters for laundry room for instance, and was denied because the have rules on the number of meters.

Hi Andrew, I have a great resource who is a instance broker I've worked with for years.

For instance, our primary-home mortgage doesn't hurt nearly as much as it did when we bought the place 12 years ago.

Hopefully a CPA will answer this, but that's the way i see it, you will save on your SE tax in both instances.  

Outside of this instance, in 10 years I have not heard of a client or business getting in trouble for missed 1099s. 

There was an instance in the past I heard of where the property management company would go around collecting the rent from those who had not paid yet.
