Looking to buy a small condo/house/townhouse for a summer get away for parts of Jun/Jul/Aug.

I've been a full-time real estate investor since 2019 and have flipped hundreds of houses and currently own a 50+ SFH rental portfolio (including short-term & long-term rentals). 

I can only speak to our area, but if this is a county auction you're talking about the cash for the house is due the next day.

More or less, we give you a bridge loan to buy the house even if your debt to income ratio is to high with both mortgages on your ledger.

I've wholesaled homes for 7+ years, flipped several houses, and am looking to now focus on building homes, both infill projects and subdivisions.

I later learned, this is called "house hacking".

I own a rental property (4 bedroom house)  and the Tenant is using the property as his business address for his construction business. 

I am looking at a house that has suffered a lot of damage post foreclosure.  

In one of the podcast episodes, I remember them saying that if you are trying to avoid raising rents too high on an existing tenant, you are better off renting at the full amount you can and then giving them a discount on the rent.

@Henry Clark, not exactly applicable to your start of this post but in response to this last reply, do you think its better to build still than to buy existing?
