As any real estate property, I think I should do the due diligence of actually driving over there and seeing the neighborhood.

Drive for dollars (drive neighborhoods and look for fsbo signs) find distressed properties and ask if they want to sell, or hook up with a motivated local real estate agent and have them do the leg work for you and if they find you a deal pay them the commission they deserve.

On the alternative, have you thought about "driving for dollars" and looking for property local to you?

That is going to drive this decision more than whether or not you want to do SFR vs Multiunits.

I plan on switching to a local driving job when I acquire a property. 

RVers may stay at locations longer; beyond that, even a $2/gallon rise in gas prices only adds $100 to the travel costs of someone driving 1000+ miles round trip, beyond which a lot of people will fly instead of drive. 

It's only a 15 minute walk to AT&T, 20 minute walk to Globe Life Stadium, 5 min drive to Six Flags, and only a 5 min drive to Hurricane Harbor!
