Drive for dollars (drive neighborhoods and look for fsbo signs) find distressed properties and ask if they want to sell, or hook up with a motivated local real estate agent and have them do the leg work for you and if they find you a deal pay them the commission they deserve.

RVers may stay at locations longer; beyond that, even a $2/gallon rise in gas prices only adds $100 to the travel costs of someone driving 1000+ miles round trip, beyond which a lot of people will fly instead of drive.
