Unfortunately I can't find a true comp because this house is 2 storeys and nearly all surrounding houses are 1 storey.I believe the valuation came from a RICS surveyor, but you make a number of valid points and I should find out what it is based on.

Second company does good work but gives you a much higher price but you then hope they drive that price down and beat your friend by a few hundred bucks?

This is also due to the home sitting in a low level lot, where the lots surrounding are at a much higher elevation, and will need to be leveled.

I have been looking at some areas in east Atlanta where a house in decent shape is about 250k but surrounding areas have 300s (rehabbed) and 400s (new construction).
