Before you've owned it long enough to appear on tax returns, an investor friendly lender will just do [ rent * 75% - PITI ].Once it appears on tax returns, if you need/want to exclude the one-time rehab expenses, put it on line 19 of schedule e with the comment "see statement X," and then statement X in extreme detail lists all the repair and rehab work you did, and furthermore you can provide me with every single receipt/invoice, exactly matching the line 19 number, exactly down to the penny (so, it's best just to make each invoice/receipt be a line-item on statement X... if Contractor John gives you 5 invoices throughout the project, show me 5 line-items).Only one-time repairs/rehab can be discounted from the mortgage DTI math.

Other than shopping rates, do you suggest any other items I should shop for or price our at each bank - things that may not be fixed such as closing costs?

If there were delays in your original closing an underwriter may have forgotten to update the dates, they may have plugged in dates from another file they were working on or they may have just had a bad day.If items other than the adjustment date that you mentioned have also been re-worded, changed, left out completely, or new items have been added you should be wary and consult with an attorney.In any case it is something you should run past a trusted adviser.Hope this helps.

If you find any infractions after performing item 3, such as obvious evidence (smell or other) of smoking of any kind, start the eviction process according to your own lease terms, with careful attention to landlord/tenant law in your state.5.

So be sure you have access to cash for major items like that - HVAC, parking lots, roofs, electrical systems, plumbing systems, flooring, etc. can have issues at anytime and require lots of money to fix.

Id suggest that since you changed loan products, presumably without the permission of the seller, that you pay to get these items repaired so that you close and do not default on the contract.

I can almost guarantee that you will get very little to no information about these offers because of confidentiality that us agents must follow.The both of these are 100% case by case and indirect and speculative by nature, but keep them in mind while walking properties in addition to everything that you are supposed to be looking for such as potential value add, conditions of units & ages of Capex items in the basement, lease/tenant situations, etc.

They have Home Depot and Lowe's skew numbers programmed into the software, so once you've finished deciding what you want to update, (it also shows you options on items you can choose from), you can print out a Statement of Work for your contractor that includes all the skew numbers, and costs room by room, and you can order directly from the software and have the items shipped directly to your site.

One good item though is that you do not need to do appraisals for a client to get experience, so can do them for your house, friends property, etc.

I found this property advertised on Craigslist for $10,000 and after reaching out to the nice gentlemen in south Florida that explained that he was helping a friend at a charity that received the property by donation….sketchy..We settled on $8,500 and after a few months of work and about $25k it was as good as new.
