I use clearnow.com to collect the payments and I use ahswarranty.com to act as handymen to repair things, check into those 2 companies, I think they are a great asset to us investors.....for the record I receive no monies for referring those companies.But again, until you get started somewhere you can't expect to make any money.

Especially now since they are the leading asset class to go into foreclosure.This may just be my bias, but i think retail and office may be the best items to buy in the next few years (for those able to) That sector is getting hit so hard across the nation right now and the downturn has been so hard and fast that when the cycle turn comes in the next 3-5 years and jobs are created and economy is improved people will get more adventurous and they will raise in price faster then apartments, self storage (is dependant on moves down It seems and when the economy is improving people don't usually move down), mobil homes i don't know.Of course anything can be a good buy especially if you get it at fire sale prices like today.

I consider investing to be activities where income is generated primarily by the input of capital and ownership of an asset, rather than via your efforts, ie from rental income and capital growth.

Anything you can truly own is a very strong position to be in.As to one thing to do with precious metals - an idea that came to my mind that I can't condone was get as many credit cards as you can, use them to buy precious metals, convert the precious metals back to currency, use the currency to purchase income producing assets free and clear and if Armageddon hits - default on your non recourse credit card loans and ride out the 7 years of "recovery" when there's going to be little to no credit available anyway and start anew 7 years down the road when you're credit record is cleared out and you have appreciating, free and clear, income producing assets....with a clear credit record.
