In relation to my previous question, why do most sites and books recommend estimating certain expenses as a % of rent?

@Matthew Paul What are your thoughts on a large cost plus 20% job and a request for a end of job bonus because the GC has lower-priced subs so your overall budget is lower than other estimates? 

I estimated the rehab to be between 45k and 50k.

Do you know of any local contractors that I could contact to get an estimate for the rehab of the property?

I am looking for recommendations on possible lenders who can finance with construction loans, and would also appreciate any advice regarding estimating costs such as soft costs, hard costs, and miscellaneous fees.
