Basically, I want them to be responsible for any new long-term damages, even if the root cause of the damage happened before we entered into a lease, assuming it's caused by them.Another example: There's a high deck where rain water was directed and drained off harmlessly through a hole in the corner, by design.

Based on my math (again I will need info from the seller to confirm) using the 50% rule by year 7 I will net over $250k (gross income is over $500k)  which should be plenty to provide the down payment and prove to the bank that I can afford the mortgage.Thoughts????

I'd talk to the Okinawa Housing leadership to confirm the procedures for the cash flowing strategy before you even get into the headaches of dealing with JP realtors. 

We would like to do more deals (I have a design team, team to find deals etc.) but currently have the following issues to execute: -I co sign on the debt on every project we do, but, we need an additional guarantor for our banks-my "friends and family" equity is tapped out.

Once we were able to confirm that would work then I went to view the property to see what the current condition is and negotiated from there!
