Start documenting your processes and procedures early on so you can start hiring out some of the smaller tasks.  

@John Horner  again I think its a regional issue  what you describe as being some great service IE all cash, close in 5 days, waive inspections.. that's standard operating procedures for rehab flips In our market that are sold ON the MLS.. and of course the very few wholesalers that work this market are the same...

Develop policies and procedures on how to manage your rental business. 

You'll end up having some states that will try to keep quarantine procedures going, and then you'll have other states that will try to go back to business as usual.

Alternatively, if it's something the tenant can fix themselves (like I have to do at my property), you could train them in on the procedure.

Explain to the tenants you are going to follow the legal and lease procedures but if they know they cannot make the payments in time to get back in good standings, convince them it's best both parties agree to terminate the lease.As for your property manager, yikes.  3 months late and they're not enforcing their lease agreement?!

If your not familiar with that term it basically means a condo that is run like a hotel with their own onsite property management.My fiance and I are actually closing on one in a couple of weeks to use as an STR and here is some advice that I can give you:- If the complex allows you to use outside property management I would recommend it because onsite management is generally at least 40% off of your gross revenue- Self management is a great option from what I've read once you have the right process, procedures, people in place.
