Management is complicated and there are a lot of local laws, so for investors that have a portfolio that spans multiple cities and states, it's a lot of extra stuff to worry about.

At that price point I like Easton (where I am as we speak) especially the downtown core can easily find stuff in low-mid 3’s and has a nice mix of primary residences 2nd homes and retires.
