Dear BP investors,I am considering to buy a 3-4 family house in northeast Philadelphia, PA.When you buy a 3-4 family investment property and you are not planning on living in any of the units, in case you would have to sell it, at some point in the future, how hard is it to sell such a property?

The borrower is currently negotiating with our asset management department and offering either Deed in Lieu or to bring the loan current in return for a 6 month extension.

I was told by several people that I needed a Broker's license but this morning I called the Florida Department of Professional Business Regulations and was told that I that didn't regulate property management companies.

Central Bank in Tampa seems to have a good commercial lending department. 

I'm trying to educate myself on notes and have some opportunities in that department ....  

I am currently working with the construction department to see if I am able to get approval for the basement apartment.

Go where the others don't go, invest where your competition would not dear go.It's all about equity or cash flow - keep it simple and start making offers now!

The deed lists the current owner as: RURAL HOUSING SERVICE ; US DEPARTMENT OF AGRICULTURE

We couldn't even get a department store credit card.
