This was at 2pm in broad daylight, almost on the Irvington border in the dreaded numbered streets area. 

Each LLC had the annual $800 franchise tax to deal with, so I often encourage investors to look into the Delaware Statutory Trust because it allows you to avoid that tax legally.

@Kendall MooreLike @Nathan Gesner said you can find 2-4 unit properties in Chicagoland for less than $200k but you're mostly going to be limited to either the south side of Chicago or the south suburbs of Chicago close to the Indiana border.
