that data can be gotten at many courthouses.. on the pod cast maybe they make it sound like distressed or vacant which of course a lot of code violations are.  

And as soon as I get the ID data, I immediately check the IDs through special software to identify fake IDs (idanalyzer.com).

At that point you simply file a Forcible Entry and Detainer action, or whatever your local equivalent is.

Giving them the data you used to arrive at your purchase price and ARV can make their job easier as they can verify your info rather than start from scratch, but it's no guarantee they'll agree with your assessment either.
