I leased a building built in the 1800s and there were multiple deals that fell through because 1) the building was grandfathered in as non-ADA compliant, but the tenant could not run their business in a building without an elevator, 2) the building was grandfathered in to not need fire sprinklers (and Ownership didn't want to spend $100k+ to put them in), that crosses off a lot of large national tenants who have higher standards.

They require a minimum DSCR of 1.25; we were able to borrow almost the entire purchase price by  cross collateralizing existing properties where they have the 1st.

Even if I plug in a Montana zip code to get the flyover country interest rate pricing, the HIGHEST priced lender I typically work with (for really difficult scenarios) is at 0.78 points for the exact same scenario in the small print here where they are advertising it at 2 points (scroll down past the trophies to see the advertisement "assumptions") for the exact same scenario.

Close behind are Arizona and South Dakota, where net gains were at roughly 25%.On the opposite side of the spectrum is West Virginia followed by, curiously enough, some of the wealthiest states in the country: New York (-18%), Connecticut (-18%), and Illinois, California and New Jersey (all at -17%).On the city level, New York City, San Francisco, Chicago and Los Angeles all lost more residents than they gained in 2019.
