@Steve K. sorry I know this thread is a couple months old, but I was wondering, in the case where a homeowner is leasing their roof to a solar company, what happens in the case of a homeowner default?

We aren’t trying to earn a ton off of this, hoping to just do a couple nights a month for an extra $1,000-1500 a year that I can put towards our investments.

I’ve heard of people who only buy 20%+ CAP rates in Allegheny county, but that can go down to just a couple percent, eg: shady side.

There will be many scenarios to look at in the next couple of months.

Is it worth spending $2k to replace this carpet even though the value of the property will not be raised due to a consistent sale price over the last couple years throughout these 2 bed 1.5 bath condos regardless of condo condition?

I just transitioned out here from Miami so I am working with a couple agents.

A couple thoughts, not all connected:First off, find a good agent in the area and a good lender.

Then after 3 years of possession, the title will quiet and then the title can be insured upon, or you can look to the previous owner and see if they will sign over a quick claim deed for a couple hundred bucks.
