If you sold and invested in a nice income fund you could probably achieve a 10% return on average.Dead equity does nothing except buy very expensive cash flow and is really only hoarding of useless cash.

From what I've read and through my brief interaction with a lender, the rentals need to be traditional and I need to provide a copy of the lease.I know Quicken Loans allows refinancing through Airbnb income alone but is the rest of the industry just too far behind?

So, I borrowed $15k from my roommate for earnest money to secure the property, advanced another $15k or so from my credit cards to cover points and closing costs, and advanced another $20k buffer (using 0% interest promotions on the cards -- I also had perfect credit), and bought it and celebrated.I had a contractor lined up that was a referral by my realtor, who had sold me my own home.
