It is a flat-topped mesa on the north side of town that used to be farmland with a few view mansions on the edges, and has been recently converted to high-priced SFRs, and is a popular place to buy vacant land and get a cookie cutter SFR built to live in.

I am completely uneducated when it comes to what is needed to be known about being able to convert this to multi-family units.As noted, it is in a historic District so I am assuming like most historic districts, the outside would have to remain the same (which wouldnt be a problem).

The grand hall still had most of its gas light fixtures which had been converted to electric.The original kitchen on the back of the house and the servants quarters above have been converted into an 2-bedroom apartment (I would guess back in the 40s based upon the age of the appliances - there's a 1930s/40s electric range which is in like-new condition).Similarly, the gardener's quarters in the walk-out basement has been turned into a 1-bedroom apartment - probably in the 1950s.

Down east, we have lots of building which is much older (I just looked at one from 1850 last week).While these old converted houses have grace and style, unless they have been retrofitted in the past 20 - 30 years they may also have older plumbing and electrical, original single pane windows and no insulation.

Side-by-side in both instances and not enclosed in a counter or closet..We sold an old Cape Cod to a heavy set woman who couldn't do stairs.She had her son convert the living room into both a laundry & master bedroom.
