I had looked at her lease and it stated she was supposed to have paid it but apparently never had prior to moving in.Months down the line the topic comes up in conversation between myself and the tenant.

Now I have other clients that treat me a lot better, and hinted to him in our last conversation that I was through........

Anyone in @baltimore MD done any conversions of large SFR's into duplexes?

There is a reason they are selling and it won't likely be good for you if they get in a conversation with would be tenants. 

Conversely, a lot of well maintained, late model, practical fuel sippers (think Corolla, Accord, etc) may bode well....Similarly, glance out at the applicants car at the showing...

I agree with the above to posts, but wanted to add that through some candid conversations with GCs in Knoxville, I understand that the mark up for a GC is about 40%.
