Hi @Chris Iley As Jaysen said I would figure out the water damage issue first.I would personally lean towards drywall if you are planning on finishing off the rest of the perimeter.

The laundry while less convenient in the basement, is better in the basement. 

Are there specific metrics you're leaning on?

I am starting to lean towards SFH, I feel like for a new investor it easier to calculate all the variables for SFH.

We've been having tenants apply through our Cozy.co listing as well as purchasing the credit & background check ($40), which is sent directly to us - it's been very convenient so far and is how I retrieved the info based on this post.Thankfully we're in a very comfortable financial situation and able to float the mortgage indefinitely, which gives me the confidence in passing on less than ideal tenants and keep looking for a quality tenant.

Exploring funding opportunities and with decent cash savings on-hand, but without a current steady income, I'm leaning towards hard-money or private investors..or a combination of both.So now - I'm at the cliff ready to jump - someone push me!
