I am in the state of Virginia and I have a wholesale deal on the table the seller is represented by a realtor and she wants to use her contract can I do a wholesale deal using her contract and have another assignment  contract with my investor just wanna make sure I’m doing things right.

Have someone sign a contract to cut down the lumber and take it, for free, but they can't sue you if you're hurt.

I've decided I'm replacing the PM, on other grounds but what I don't understand is the fact that our contract has no clause regarding no allowing the owner to have a set of keys. 

My current work contract ends in October 2018.

I am trying to get into contract on a property which is between RiverOaks and FairOaks neighborhood.

Now our contract with the company who financed us is coming due and we need to find new financing.

I have a 5 unit property under contract in Westchester County and need to find a small bank or credit union to finance the acquisition. 

In regards to wholesaling, I feel like the lack of understanding when it comes to the contract process as well as the way the payment transaction is handle is holding me back from initiating deals.

Maybe a Master Lease wouldn't work but I guess in general my question comes down to with any type of seller financing, land contract, lease to own, wrap etc. what gaurantees the Owner to follow through on there side.

All are within a 20 minute drive of my house.I contract out almost all maintenance, which can get somewhat expensive since everything is "al la carte" instead of steady work.
