Since software's were already brought up, I would suggest the following .... encourage people to definitely keep it simple, use software's that help you maximize your return, don't get caught up chasing after what others use or stack together, and don't spend outrageous amounts on software each month! 

But if I put my money to work and I have a shot at a 36% annual return, I would be willing to chase a little more risk. 

The biggest thing to chase away good people on your team is not to make decisions or never be willing to pull trigger.  

Keep chasing your goals and stay living below your means.

It's either you're one of them, or you would be chased off the steps. 

I see playing out a next step now of "dumb" money chasing this NOI compression into net negative territory and using market value ascension (speculation) to justify the acquisition.

No point chasing something you already have is there?

Don't chase dribbles of cash flow in crappy markets.
