I have rentals set up where I do not have a PM but I have a tenant take care of a few responsibilities and pay them a reduced rent..

I'm tying to be very careful before I request any more loans. 

Do you have a relationship with a local lender that would be more willing to work with you now & in the future vs. a larger institution to whom you're just a number and they don't really care about at all.

BUT I also want to emphasize that it should be done carefully with a well thought out plan, and hopefully a plan with multiple exit strategies.  

Anyone familiar with the area knows that it is sort of an impoverished area with some people living off the grid completely.

I personally would rather take on the risk of an older property like this with better cash flow and lower rental rates that tend to be more recession proof.Unfortunately, there are basically no multi family residential properties around the Ashburn area.I hope this helps in talking with your partners.

Or should we merely roll all the assets under our current LLC structure (note: our state doesn't care about DBA- you can have 30 companies with the same DBA so long as there are no complaints/TM infringements).Many thanks in advance- and to answer a few questions; no I won't share the name and would appreciate it if others wouldn't as well. 

Just be careful and run your numbers with an extra padding if you invest in IL.

They don't care if they make any money on it but they don't want to lose money either.
