I love what @Michael Quarles Said “You don’t know what you don’t know yet” don’t be in a hurry to do a deal.

If you're looking for cash flow, I personally suggest checking Columbus because you can definitely find cash flowing deals here that meet the 1% rule and at affordable prices starting at $120k to $180k.

Depending on your target market, you'll still be able to find some good deals (depending on your strategy).
