Between appreciation and loan payoff, I have what I estimate to be about $90K in equity built up in the property (based on home sales I am seeing in my immediate area).When I look at renting it out, it looks like will not, or maybe just barely, cash flow: I can probably rent for $2500 - 2600/month, and mortgage payment is just under $2300/month.

As the formula shows (cap rate + appreciation rate) = internal rate of return <— this is a very simplistic example as there is a ton more information associated with this.That’s why it’s best to see what other market participants are doing and what they’re expections are.

If you are seeking other solutions to solve capital gains, consider it may make sense to participate in a direct syndication or fund that has a high degree of asset depreciation, which will allow you to offset all, or a portion of your capital gains and stop kicking that can down the road.
