Those goals are important, and you shouldn't put yourself into a BAD deal, just to get into a deal - but - I feel very much like I'd rather get in with relatively poor CCR, just so I can start the train moving down the tracks.

I find that out of state investors from desert areas like Nevada, Cali, Texas, etc have no clue how bad the basement foundation walls in an old house like this can be.The good news is that a bad basement can be fixed but the repair cost can vary widely from cheap to multiple tens of thousands of dollars so having the right inspector on your team is critical!

My point is you can be creative on deals to your advantage and hash out better terms skewed in your favor if he will go for it and wants to sell bad enough .
