Im antsy as this is my first and just want to get someone in there, the right tenant of course (and I wanted these learnings).I am planning on self-managing first, again to learn all I can.

I plan on separating in two years and want to be ready for my first investment at that time or possibly before.

Thanks I've been doing some homework on stuff and trying to figure out what the best plan is and basically from what I've learned is I just have to do it and learn from it.

Start at the county courthouse where you plan to focus.

I just need to get past this month and start building my reserves back up.

We plan on renovating each unit as they come available, increasing rents to market.

My plan is to immediately move the three lower units to $1400, then in 6mos move to $1450, then a year from now, bump them to $1500 (leaving the one at $1550).

I have a house planning to replace pipe in crawlspace with PEX but concerned about mice chewing through it and causing a major leak.

In addition, filing an extension can be beneficial even if you plan to file before April 15th.
