Usually if you own less than 50% of an entity and it has a different composition than your other property it is not related.This is important because then you could sell as yourself and use the 1031 to buy the property from the LLC to complete the exchange.

See an example from one of my listings below.They were even able to take a completely empty dirt backyard, and transform it into a landscaped yard to go along with a landscape allowance that the Seller was offering.It's amazing at what the virtual staging can do for giving vision to potential Buyers/Renters who otherwise wouldn't have any (vision that is).I hope this helps!

The houses are literally next door to each other which is somewhat of an odd coincidence, but I'm now in a situation after completing a full rehab on the property I purchased and finalizing on a BRRRR that I can devote a bunch of effort into trying to obtain the unit next door.
