Too many newer investors are satisfied with any return (which can work in an appreciating market), but $1,000 a door is a good goal to look for because it helps handle maintenance because your intake is high as you scale.

My plan is to purchase single family homes/townhomes for long-term rental, and benefit from appreciation over decades.

But that is only one way of making money on rental properties, you still have appreciation, depreciation, mortgage paydown, etc.
