To add on to what @Michael Le said, if you go the agency debt route (FNMA/FMCC) your net worth has to be equivalent to the loan and 10% liquid of the loan amount post close.

Investing in a market where you have no knowledge, no control, thousands of miles away, that has less competition and less demand for properties (which is why they are cheaper and appear to cash flow more day one), and where you will be 100% reliant on strangers to make or break your investment for you, with the thought that will somehow be more profitable doesn't sound like a strategy worth pursuing at the moment.

If kids from Bell, Coonley, Blaine, Burley, Nettlehorst, etc. went to Lakeview instead of into selective enrollment (the equivalent of winning the lottery) or, more likely, private school or the suburbs, the Lakeview HS District would create a great community and improve property values.
